Setting out on a new project can be daunting,  particularly in an area in which you don't have much experience. Contacting an architect, going through the planning and building control process, hiring builders, choosing between designs . . . it can be a challenging process.

 

While we can't make everything easier for you, what we can do is make the design and planning process as friendly and welcoming as possible.

The Planning Department looks at the size & position of your development.

What we offer

A full planning assessment. We'll identify the best planning route for you to take.

A design consultation to identify your needs and the style of extension you want.

A laser measurement survey of your home ensuring the highest degree of accuracy.

An outline development proposal with plans and elevations for you to consider (along with 1 or 2 options where appropriate).

Revisions to the outline proposal as needed.

Completion of all existing & proposed floor plans and elevations ready to submit to the council.

Planning application forms filled in on your behalf and your plans submitted online via the Government's Planning Portal.

We'll act as your agent as the application goes through, dealing with the council as necessary.

The Building Control drawings must meet the current edition of Building Regulations 2025.

Scaled floor plans, sections, elevations & technical details, all fully annotated.

A Written Spefication of the Works.

A Homeowners building control and an assessment of Party Wall considerations.

What Building Control drawings do

 

Your Building Control drawings will set out how the project is to be built from the foundations to the roof - the masonry needed, the strength of timber to be used, the insulation, the ventilation requirements, the correct glazing required, the damp proofing fitted throughout the extension, the lintels above windows and doors, the concrete strength for the floor and so on.

The Brief

The client wanted to add space & light to a gloomy bathroom and bedroom which were squeezed underneath a cramped, sloping roof. Any new additions were to be modern in design and give the house a new look and energy.

 

To open out both rooms, we suggested adding a proper upper floor, while also adding a porch and modernising the facade with an impressive new entrance.

 

We drew up three options to choose from, (shown below) so the client had a variety of choices. The prefered option is presently going through the planning & building control process.
