Change of use

Most commercial projects start with a Change of Use planning application. If it's for a bar, cafe, or restaurant you'll need a Design & Access Statement that examines the planning context of the local area and it's typical uses (ie, whether it's a local shopping arcade or retail area etc), as well as setting out how parking, toilet facilities and disabled access will be handled.

 

You might also need a technical design for sound reduction if there is a residential flat above or if you need to install a commercial chimney. 

 

Others areas you might to consider is outside seating and renovations that need building control approval, such as installing new toilets or structural beams and so.
